An agreement between the developer of the 90-story Dolce & Gabbana building in Brickell and Miami-Dade County was signed with the former proposing to contribute $1.5 million to the transportation system and traffic in the construction area, which will benefit residents and drivers who travel through it.
Last April, JDS Development Group completed the paperwork for the $61.2 million property acquisition. The supertall tower is now undergoing a county review process that will allow the building to be within the Rapid Transit zoning ranges.
Last week, a Declaration of Restrictions went into effect in the county requiring that prior to the issuance of building permits, the owner must pay $1.5 million to improve the condition of the Tenth Street Metromover and the surrounding area, as well as its interior spaces, including restrooms, painting, signage, streetscape improvements, and wayfinding support, mechanical systems and accessibility.
The document also reflects that this amount will be separate from the different fees and permits that exist with the county that are related to the application and development of the Dolce & Gabbana property, which reflects that there is a lot of money in this multi-million dollar investment.
"In the event the Director determines in writing that part or all of the Transit Station Contribution would be a duplication of impact fees, the Owner may be entitled to an offset of the Transit Station Contribution proportional to the value of the duplicate impact fees paid," reads part of the agreement signed by Michael Stern on behalf of the tower's developer with the county.
This building, which will be the tallest in the entire city of Miami, will be 10.49 feet tall and will house 259 rooms of 1,2,3, 4, XNUMX and XNUMX bedrooms with all the comforts and luxuries that a place like this requires. Miami Residential Group highlights on its website that the property will feature a unique faรงade of ivory travertine and high-gloss steel columns capable of expressing the beauty of modern architecture accompanied by durability over time.
Among the attractions will be swimming pools, a bar with included service, an expansive gym, lounge spaces, a meeting room, indoor and outdoor restaurants, sun terraces with loungers, a double-height indoor paddle tennis court, among many other options.
The residences will feature stunning views of the Atlantic Ocean from the different levels of the rooms, as well as Biscayne Bay and Miami Beach. They will also feature luxury furnishings and accessories and fully custom artwork by AD100 design firm Studio Sofield. Terrazzo stone floors inspired by Gio Ponti will provide an even more spectacular view of the interior of the apartments, among other luxuries.
